Rental Policy and Guidelines

Reservations:

Reservations are made on a first come, first serve basis. 50% of the total rental fee is required as a prepayment when booking a reservation by credit card, or check or wire transfer. Prepayments paid by check (mailed) will be allowed 7 business days to hold a reservation. The remaining 50% of the total rental fee must be paid in full 14 days before the reserved rental date (with the exception of personal checks which are due 21 days before arrival). Reservations may be made up to 1.5 years in advance but are subject to any increases in the following years rates. The property lists the maximum number of persons that it sleeps and this is the maximum number of persons who may occupy the property (not counting infants).

The minimum rental period is 4 nights unless otherwise specified. We sometimes make exceptions for a 3 night rental. Rental balance and cleaning fees are due 14 days prior to arrival. We accept Visa, Master Cards, American Express, Discover, cashiers checks, wire transfer, and personal checks (personal checks are due 21 days prior to arrival). Credit card charges will show up on your bill as from DTV DVD. A valid credit card must be held on file at the time of final payment regardless of the type of payment: 1) to reimburse any necessary expenses incurred to repair damage or replace missing items; 2) to pay for extra cleaning, if necessary; 3) to pay the unpaid balance on any rental charges or other charges incurred and not otherwise paid for.

We do not rent to vacationing students or individuals under the age of 23 years of age unless accompanied by a legal guardian, or parent. Any rental obtained under false pretense will be subject to forfeiture of advance payment, and/or rental money. No pets are allowed unless permission is explicitly granted in writing by e-mail or fax ahead of time. This is a non-smoking property with no exceptions. Renter charges will be incurred for carpet cleaning, deodorizing, re-painting and any other repair charges incurred as a result of evidence of smoking in the house.

Keys to the house are accessed via lockbox on the front of the house. You will be notified with the key lockbox code prior to arrival. A $25 charge will be issued for all keys not returned.

Upon checkout, all debris, garbage, and discards must be placed outside in proper containers. Soiled dishes must be placed in dishwasher. The refrigerator needs be emptied and all food thrown away in outside containers. The house must be left in good condition. A minimum $50 charge will apply if extra cleaning is necessary. For wall, carpet or furniture stains, or hot tub draining and cleaning necessity, the applicable cleaning cost necessary for the extra cleaning will be applied. We thank you very much for your cooperation.

No compensation will be given for temporary outage of electricity, gas, water, appliances or TV service. Outages will be reported immediately and efforts made to have them restored as soon as possible.

A $250 security deposit is required to cover damages to the property. Damages to property must be reported immediately and no later than check out. Renter agrees to pay for damages to property caused by them or any guests sharing the property during the rental period. Renter agrees to allow their on file credit card to be charged for any damages to the property. The amount of the damages will be determined by the property managers and owners of the house, and the actual repair costs of any outside contractors. The $250 security deposit will be refunded to the guests on file credit card (or a check mailed) 1 week after the guests departure in the event there are no damages or extra cleaning fees required.

Guests will not to rearrange furniture or take inside furniture outside during stay.

Departure time is 12 Noon. Renters staying past 3PM on the departure date will be charged for an extra night stay.

Cancellations:

Cancelled reservations will be reimbursed on the following schedule:

90 days or more before arrival date: 100% of reservation deposit minus $50 reservation fee will be refunded.

60 to 90 days before arrival date: 75% of reservation deposit will be refunded.

30 to 60 days before arrival date: 50% of reservation deposit will be refunded.

Less than 30 days before arrival date: None refunded.

Other than these early cancellation refunds, no refunds are due for cancellations or early exit for any reason (including weather).

A valid credit card number must be kept on file in case of extra charges resulting from damage, theft, key loss, or house left in disrepair or unsanitary.

Fringe rental times will receive the best price. Add $349 for weekly Christmas
and July 4th weeks. Only weekly rental or more available these two weeks.

*Plus $75 Cleaning Fee. $250 security deposit required. Sales Tax included in rental rate.

Disclaimer and Release of Liability

The undersigned ___________________________________________ (name of registered guest), herein (collectively) referred to as the “Renter” acknowledges that the property being rented, Teton Timber House, 126 Rainbow Loop, Driggs, Idaho 83422, has an outdoor Jacuzzi hot tub which may cause inherent risk and specifically agrees that no minor children shall utilize the Jacuzzi hot tub without continuous adult supervision. Renter, renter’s children shall use the Jacuzzi hot tub and Teton Timber House only in a safe and healthy manner and shall undertake no acts which might risk injury or death by use of the houses and hot tub. Renter hereby assumes full control and full responsibility and releases owner from any liability for the use of the entire Teton Timber House property including all aspects including but not limited to electrical systems, hot tub, bathrooms, utility room with washer dryer and heating and electrical equipment, kitchen appliances and knives, carriage house balcony and appliances, and any other area of the rented property.
